Hurricane Home Condo Owners Policy Richard Adams, P.A.

Home And Condo Owners Hurricane Claims

In September 2017, Floridians saw the strongest hurricane in the Atlantic since Wilma in 2005 – Hurricane Irma. Irma left thousands of Florida properties damaged on both coasts of the state, devastating communities from the Keys in the south all the way up to Jacksonville in the north, including some places further inland. Amidst the destruction, home and condo owners may find themselves overwhelmed when trying to understand and proceed with their insurance claims.

Experiencing a natural disaster that has damaged your home is expensive as well as physically and emotionally taxing, but insurance companies often delay or deny claims, leaving policyholders on the hook for expenses that should have been paid by the insurance company. This is where Adams Law, P.A. can help. We can help you understand your rights as a homeowner and policyholder.

WHAT DOES A HOMEOWNER’S POLICY COVER?

Damage from a hurricane or tropical storm can include flood damage, damage to personal belongings, and structural damage, which can lead to more water damage and mold. Other storm expenses include debris removal, renovations to keep a home up to code, and hotel bookings and other living fees paid by the homeowner while fleeing the storm or waiting for repairs. Most home insurance policies cover all of these expenses.

WHAT DOES CONDO INSURANCE COVER?

Condos are unique when it comes to insurance. After storm damage occurs to a condo, there are usually two insurance policies to consider: one from the condo association and one from the individual condo owner. The condo association’s policy typically covers the common elements that all residents share, such as the roof, walkways, and the basic structure of the building, while the individual condo owner’s policy covers everything inside the unit, such as personal property. There is also often a flood policy to help cover loss and damage.

Like homes, condos can be devastated by flood damage, structural damage, mold, and more. And like a homeowner’s policy, a condo owner’s policy usually includes coverage for living expenses, like hotel fees, while the owner is away from the condo, including living expenses incurred while the unit is being repaired.
